Description

This module covers different strategies of optimising risk adjusted returns from real assets. It covers different financial asset management strategies and applies them to various client and asset groups to optimise operational performance of real estate in a variety of ways. In this sense it examines management of property portfolios not only as financial assets or income generating facilities but also as assets in a much broader context. It also considers strategies beyond the confines of sector-specific retail, residential, commercial and industrial real estate. Finally, it evaluates key trends, including sustainability and climate change, structural changes in the economy, technological change and political changes that will affect financial and operating performance of all real assets. It is focused on performance from the investor perspective and includes modelling the financial performance of portfolios and assets using automated spreadsheets.

Learning Objectives

  • Present the most popular approaches to asset management used in the real estate industry.
  • Demonstrate their strengths and weakness as well as their impact on the financial performance of assets and portfolios.
  • Finally, the module also aims to develop skills in analysing, modelling and maximising income generated from operating a real asset as a business unit.

At the end of the module, students will be able to:

  • Remember: The basic principles of how real assets operate and where the income is generated.
  • Understand: The needs of tenants and investors in different sectors of real estate.
  • Apply: Basic principles of asset management to improve operating performance of a portfolio.
  • Analyse: Outcomes of changes in asset management strategies.
  • Evaluate: What asset management strategy would work best for a certain property/portfolio
