Description

This module introduces specific value drivers for different sectors of the real estate market. It discusses office, industrial, residential and retail markets separately and discusses their specific drivers of value, market practice and trends. It also develops skills in modelling their cash flows as well as understanding the assumptions that are made in valuation models. Finally, it discusses how broad economic trends such as online retail or the gig economy can be incorporated into valuation of real assets.

Students will be provided with:

• Knowledge about the working of property market and how the performance of each property type is driven by specific factors.

• Techniques to carry out advanced financial modelling in creating cash flow models.

• Opportunity to develop practical skills of advanced spreadsheet modelling

At the end of the module, students will be able to:

• Remember factors that drives the performance of real assets in different sectors.

• Understand how risk adjusted financial performance of assets can be measured.

• Apply advanced modelling skills to create cash flows models.

• Analyse the risk and return of cash flows of different properties.

• Evaluate the suitability of different investment opportunities for different clients.
